LeFalls Development

This development explores the possibilities of a high density, modular development using a back to back typology. The site scheme incorporates 5 rows of residential blocks in an east-west orientation.  There are two access points into the site and one central vehicular & pedestrian running north to south.  The dwelling units are four storeys high.  The grade level contains a modest front yard, walkway, and a single car garage.  The second level contains the living, dining, kitchen, powder room, and a small terrace.  The third level contains 2 bedrooms, a laundry, and a shared washroom. The fourth level contains a spacious master bedroom with a walk in closet, ensuite, and outdoor terrace.  The modularity is applicable on the fourth floor where the layout could be modified to be similar to the third floor, making the building a 4 bedroom dwelling.  The façade design incorporates offset gable roof lines, with a play of mass and void on the third and fourth levels through the varied placement of exterior terraces.  Materially, a mix of charcoal brick with white and charcoal stucco is used in a composition with 2 tones of horizontal wood siding.
